SIERA Reveals Second Tower for Chevron Island

SIERA Group has unveiled plans for a 27-storey residential tower on the Gold Coast’s Chevron Island as it pushes into larger-scale, design-led projects. Now before the City of Gold Coast Council are plans for a 130-apartment building on the site at 17–21 Anembo Street. If approved, the project would become SIERA’s third development in Surfers Paradise and its second in the enclave of Chevron Island . Designed by BDA Architecture, the slender tower would rise on the 1518sq m site fronting Chevron Island Park. With 188 car parks and 57.8 per cent site cover, the proposal also includes a full-floor multi-purpose communal area on level four comprising a 20m infinity pool, hot and cold plunges, sauna, steam and gym rooms. An internal entertaining zone would offer a residents lounge, cellar, private dining, theatre and work-from-home area. The proposal by the Brisbane-based developer signals a strategic shift for SIERA Group as it focuses on fewer but larger projects to leverage its vertically integrated model. Scaling up SIERA SIERA founder Brent Thompson told The Urban Developer that the project was the next, measured step as the business grew. “When you think about scaling, it can mean you take on more and more developments,” Thompson said. “But because we’re vertically integrated, it can also mean scaling by doing more on each site. “By going a bit higher and delivering this scale of development, we can provide a fantastic building with the right level of amenity, while finding efficiencies in construction and marketing that flow through to the final product.” ▲ A rendering of the SIERA project at Anembo Street on Chevron Island. Thompson said that for SIERA, scaling was less about chasing margins and more about delivering differentiated value. “Scaling for us is spending more time in every one of those areas, across design, construction, sales and marketing,” Thompson said. “Keeping everything within a tight team allows us to stay hyper-focused.” That discipline extends to site acquisition. “We’re not in a rush and we’re not trying to build out a large pipeline of many projects,” Thompson said. “We’ve always got our ear to the ground for when the right opportunity, like this one, comes up. “By being very research-focused, and understanding our buyers, when this came up opposite the park with protected views, we knew it was just too good to pass up. “We’re very selective with what we do.” Strategy behind Chevron Island focus SIERA sees Chevron Island and the surrounding central Gold Coast as being in the middle of a “considered renaissance”. “We love Chevron Island and that whole central Gold Coast area. We’ve got our Exhale project on Garfield Terrace [a 54-unit building in Surfers Paradise], which has started construction as well with demolition ongoing at the moment,” Thompson said. “We just know that there’s so much amenity there and great accessibility, there’s everything you want on your doorstep.” ▲ A rendering of what would become SIERA’s second Chevron Island tower. Thompson said the developer was well-versed in the needs of the market after launching its Tapestry project, which is due to complete later this year, and it ’ s nearing a sell-out of apartments. “We’ve spoken to so many people since launching Tapestry so we know what buyers are looking for, what they like, why they would want to live on Chevron Island, or why they want to move to an apartment,” Thompson said. “They just want a really well-designed, well-located, cosmopolitan lifestyle with great amenity at a good price.” As with Tapestry, SIERA expects owner-occupiers to dominate demand for the Anembo Street development. “We understand design efficiency really well because we build it ourselves, and that means we’re able to deliver homes that are reasonably priced for owner occupiers, and there is such strong demand. “We’ve been considerate in the design and the neighbours. And we also understand the importance of what this development means for Chevron Island. “As you drive on to the island from Bundall Road this will be the landmark project that everybody sees. Making sure we get it right was really important.”
